Booking Conditions & Access

Gyves House B&B Eastbourne 

Deposit and payment: For all direct phone bookings and via our website we require credit / debit card details to confirm the booking.

For phone bookings of one or two nights duration a deposit of the cost of first night of accommodation is required in advance for each room or if booking is for 3 nights duration or more  then a deposit of one third of total  price is required. Full payment balance will be required or be pre-authorised upon arrival.

 Online booking and Online Travel Agent terms may differ.

Price: Prices are specified for bed and breakfast.  All major credit cards accepted but payment by credit card may be subject to a 1% additional charge. There is no such charge for payment by debit card, unless this is an international card, when the 1% levy may apply.

Cancellation policy:

Phone booking deposits are refundable under the terms detailed below. Less a small administration and bank cost charge.

  • If you cancel before 7 days prior to your arrival date, you will not be liable for the deposit.
  • Cancellation within 7 days or no shows  will be liable to the cost of the full reservation/booking.
  • In the case of a cancellation or no show the full amount of the booking will be liable unless we are able to re-let any of the booked accommodation.

We reserve the right to occasionally amend the deposit terms and cancellation periods for phone bookings of a non-typical nature or in key booking periods but will make these fully visible to you prior to any financial commitment.

We reserve the right to pre-authorise card payments for completion upon arrival.

We advise strongly that you take out travel insurance in case of unavoidable cancellations.

Online booking and Online Travel Agents (OTAs) terms may differ.

Note: We would only cancel a booking ourselves if for reasons beyond our control your accommodation becomes unavailable  (e.g  for unplanned facility repairs) . We would attempt to find you alternative accommodation, however if this was not possible, or unacceptable to you, then we would refund all monies paid. Our liability would not extend beyond this amount.  Online Travel Agents (OTAs) terms may differ.

Check-in: Our check in time is after 4pm and before 10pm. Please try and advise us of your evening arrival time if you can. Should you require any other arrangement, please contact us.

Check out: Please be ready to leave the accommodation by 10.30am on the day of departure, unless otherwise arranged with us.

Smoking: We are strictly NO SMOKING and you may not smoke anywhere on Gyves House premises. Anyone suspected of smoking in Gyves House (including their bedroom, bathroom or out of a window) will be subject to a deodorising charge and will be asked to leave immediately without being liable to any refund or compensation.

Disturbance/nuisance: We reserve the right to terminate your booking immediately without being liable to any refund, or compensation, where you engage in unacceptable behaviour that causes a disturbance or nuisance to other guests or us.

Damage/Loss: You are responsible for any damage or loss caused to us, or our property by your act, omission, default or neglect, and you agree to indemnify us and pay us on demand the amount reasonably required to make good or remedy such damage or loss. The amount to repair, replace or clean damaged goods or items will be taken from the debit or credit card or method of payment used to make the original booking.

Gyves House is located in the seaside town of Eastbourne, thirty metres from the seafront and close to local transport services and amenities. There are regular buses around the town and for locations in Sussex and Kent, there are numerous bus stops around the town, closest being only one minute walk from the house. Trains run to Eastbourne regularly from London and from throughout Sussex and Kent. Taxis are available at the train station and the ride takes approximately 5 minutes (subject to traffic). We  regularly use Eastbourne and Country taxis in Eastbourne, available on the following number 01323 720720.

Gyves House guesthouse is a 3 storey end of terrace Victorian townhouse with 6 letting rooms. The house is unsuitable for wheelchair users unless these wheelchairs are only used for temporary support and the users can (independently from their wheelchairs) access bedrooms on our first and second floors and safely look after themselves (or via a companion) in these bedrooms while their wheel chair remains on the ground floor or in the private courtyard (see bedroom details for access information).


We have a sign outside the house, clearly displaying our name  ‘Gyves House’ and also our number ’20’ is on the front door.

The road is lit with street lighting. At night our porch light is on.

Car parking (free) is available on St Aubyns Rd or adjacent streets subject to availability. There is also parking on the seafront however this is pay and display parking between 8am and 6pm. If arriving by car, you can usually pull up and stop outside the house briefly to drop off passengers and luggage. We can assist guests with luggage. The nearest disabled parking is on the seafront but is subject to availability.

Main entrance

The entrance to the guesthouse is without steps. All the public ground floor rooms are original wooden floorboards. There are no steps to negotiate on the ground floor.

The front door entrance is accessed via key and guests will be provided with a house entrance key and room key (one set per room).


The entrance to our guesthouse is into a hallway that leads to the stairs and from which the Breakfast Room is accessible.

Breakfast room

From the hallway there is a level walk to the breakfast room. This room is available to guests for breakfast, awaiting taxis or other guests. It does not function as a sitting room unless upon request. Breakfast, meals are served in the breakfastroom on individual tables with two chairs. Tables will be pulled together to accommodate larger groups who wish to sit together.

Bedroom 1 Double Bed room

This is the first bedroom in the house. This is accessible via the stairs. There are 15 steps of approximately 7 inches each to this room up stairs with a right bannister and left handrail. The bedroom has a double bed and ensuite bathroom that includes a heated towel rail, toilet, sink and an overhead shower (used from within the bath  -  a step over and into the bath is required. 22 inches bath height). Shower use only, use of bath is not available unless upon special request. There is a small sitting chair in the room. The bedroom is rear facing to the gardens.

Bedroom 2 Twin Beds Room

This is located one further stair step up from the bedroom 1 and is along the landing. It is rear facing to the gardens.  The bedroom has two single beds and has an ensuite bathroom with toilet sink and shower (9 inch high shelf  to enter shower). There is a small sitting chair in the room

Bedroom 5 Double Bed Room

This is located between the first and second floors (it is a further 14 steps up from Room 2). It is rear facing to the gardens. The bedroom has a double bed and has a large ensuite bathroom with heated towel rail, toilet, sink and step in shower (10 inch high shelf to enter shower). There is a small sitting chair in the room and one in the ensuite (which is spacious).

Bedroom 6 Twin Beds Room

This is located two further steps up from bedroom 5 and is along the landing. It is rear facing to the gardens.  The bedroom has two single beds and has an ensuite bathroom with toilet sink and shower ( 9 inch high shelf to enter shower). There is a small sitting chair in the room.

Bedroom 7 Double Bed Room

This room is next to Room 6 (on same level, no further steps) The bedroom has a double bed and has an ensuite bathroom with heated towel rail, toilet, sink and step in shower ( 10 inch high shelf to enter shower). There are two small sitting chairs in the room.

Bedroom 8 Single Bed room

This room is next to Room 7 (on same level, no further steps) The bedroom has a single  bed and has an ensuite bathroom with toilet, sink and step in shower ( 1i inch high shelf to enter shower). There is one small sitting chair in the room.

Drink Making Facilities

There are tea and coffee making facilities in each room. We also provide a small thermos of cold fresh milk changed every day.

  • Gyves House is strictly No Smoking.
  • We do not accept Pets.
  • High chairs, cots and extra beds for rooms are not available.


The courtyard garden is private but is accessible to those guests storing bicycles or mobility scooters (guests using mobility scooters should be physically able to access the bedrooms independently via the stairs). Access to the courtyard is via a side gate in the alley beside the house (this is a typical alley of Eastbourne and is owned by the Duke of Devonshire). This is a lockable gate in order to ensure security.

Drying and Washing Clothes

We have a drying area for walkers or cyclists clothes and boots.  Light cycle or walkers clothes can be washed overnight on request and for a small fee , alternatively there is a self service launderette within 2-3 minutes walk from Gyves House.


We have a large number of shops within easy reach of the house including a Sainsburys Local open from 7am to 11pm daily.


There is a pharmacy located at the end of St Aubyns Rd, just 2 minutes walk from Gyves House.

Business Facilities

There is free hi-speed wifi in the house and all rooms.There is mobile phone reception. Guests are welcome to use our land-line on request.

Fire Safety

We are able to use the front and back doors in the need of evacuation.


We can accept small items of food/medication for storage in our fridge by arrangement.
